Waterfront and country properties around Lakefield and the Kawarthas come with details you won’t find on a typical city listing. I spent many years selling cottages and waterfront in Apsley and North Kawartha, and these are the five things I make sure every buyer looks at.
1. The well
How much water does it produce, and is the water safe to drink? Flow and water quality tests are a standard condition in most rural offers.
2. The septic system
How old is it, where is it, and when was it last pumped? An inspection by a qualified septic contractor gives you a clear picture before you commit.
3. The shoreline
Many lake properties have a shore road allowance between the lot and the water. Whether it has been purchased by the owner affects docks, boathouses and what you can build near the water. We check the survey and title together, and your lawyer confirms the details.
4. Road access
Is the road municipally maintained year-round, privately maintained, or seasonal? This affects winter access, insurance and, in some cases, financing.
5. Zoning and permits
If you are planning to add on, build a garage or replace a dock, the township and the Conservation Authority are the ones to confirm what is allowed. I’ll help you ask the right questions before you buy.
If you are looking for a place on the water, I’d be happy to help you find one that fits.
